The benefit of this arrangement is that you liaise solely with our company, not with the individual families, providing a completely hands-off process. We cover full maintenance and bills throughout the tenancy, except for the roof, boiler, and structural issues. Rental terms range from 3-5 years, with potential rent reviews every 24 months. Please note that this option does not provide deposits.

1. Why doesn’t Option 1 pay deposits?
Option 1 works with the Home Office and local councils. They receive income two months in arrears, requiring them to fund the first two months from their capital. They provide a soft maintenance lease, covering all internal repairs and maintenance, ensuring the property is returned in its original condition (based on the initial inventory).
2. What is the process to complete a let?

3. Will my property be looked after?
Yes! All our company tenants are vetted by us. Contracts stipulate that tenants handle full maintenance and return the property in its original condition. Options 2 and 3 offer deposits or insurance deposits for added peace of mind.
Note:
For Local Authority options, we do not pay deposits due to the high volume of properties we manage and the need to use capital for rental payments. We provide a soft maintenance lease, handling all day-to-day maintenance except for roof, boiler, and structural issues. We self-fund the first two months for every property taken on.
